OPTIONAL: A focused first step when you’re not sure what your rights are or how to fix an access problem. We review your deed, any existing easements, basic title info (if available), and your goals, then give you a clear written recommendation on options—new easement, relocation or modification, license, shared-use agreement, quiet title, or litigation.
 We draft a tailored easement that clearly defines the location, scope of use, maintenance responsibilities, utilities, improvements, and relocation/termination rules—so both the burdened and benefited properties know exactly what’s allowed. Ideal for driveways, access roads, utility lines, drainage, or shared parking.
Where multiple owners share a private road, driveway, or access point, we create a standalone agreement (or easement + agreement combo) that allocates maintenance costs, sets rules for improvements and gates, and addresses future development or increased traffic, reducing the risk of later disputes.
 If an easement or access issue has already turned into a fight—blocked access, overuse, relocation demands, prescriptive easement claims, or quiet title proceedings—we handle negotiation and, if needed, litigation under our hourly dispute-pricing structure with phase-based estimates (demand, filings, discovery, hearings, trial).
