OPTIONAL: A focused first step when you’re structuring or signing a real estate–backed loan. We review your deal, goals, and any draft documents (term sheet, note, or mortgage), then give you a clear written recommendation on structure, collateral, guaranties, and key risk points before you commit.
We draft a complete, lender-grade loan package tailored to your deal: promissory note, mortgage or deed of trust, and basic amortization schedule. Suitable for banks, private lenders, and investor loans on residential or small commercial property.
 When you only need a single clean document—such as just a promissory note, or just a mortgage/deed of trust to secure an existing debt—we prepare the requested instrument, tailored to your deal terms, and provide signing and recording guidance. Recording fees and any mortgage tax or county costs are additional. Pricing is per instrument.
If one owner wants to keep the property, we can structure a clean buyout with a fair valuation method (appraisal or BPO), agreed credits for taxes, mortgage, insurance, necessary repairs, and any occupancy/rent offsets, then lock in financing milestones, closing timelines, lien payoffs, and mutual releases so both sides have certainty and speed without the cost and risk of a forced sale.
 When a borrower is in trouble—missed payments, covenant violations, or looming default—we review the loan documents, collateral position, and practical options (demand, modification, foreclosure, deed-in-lieu, judgment enforcement), then map out an enforcement strategy. If the matter proceeds into foreclosure or litigation, ongoing work is billed hourly under our litigation fee structure with phase-based estimates.
