Deed & Conveyance Services:

Designed for straightforward, low-complexity transfers, such as deeding a home to a spouse, adding or removing a family member, or transferring a single property into your LLC or revocable trust. We prepare a compliant Oklahoma deed tailored to your situation, coordinate legally proper signing, and handle recording in the land records. County recording fees are additional, but generally minimal.
When a prior deed contains errors—wrong legal description, misspelled names, missing marital status, incorrect grantee, or sloppy joint-tenancy language—we prepare corrective or curative instruments (corrective deeds, special affidavits, or supplemental documents) to clean up the record. Pricing depends on the number of instruments involved and any coordination needed with prior parties, title companies, or lenders.
When you need more than a simple deed—such as for a private closing, refinance alternative, estate work, or an attorney-closed transaction—we can provide a formal attorney’s title opinion based on the abstract or full title record. We review the chain of title, liens, restrictions, and encumbrances, then issue a written opinion on who owns what and what must be done (if anything) to deliver good title. Pricing depends on abstract length, title complexity, and any curative steps requested. Pricing does not include the cost of updating an abstract.
For non-insured private transactions—cash deals, family transfers with payment, or owner-financed sales where no title insurance policy is being issued—we can handle the entire closing as your real estate counsel. This can include contract drafting (or review), limited or full title review, deed and transfer documents, payoff coordination if needed, settlement statements, execution logistics, and recording. Funds can be disbursed through our attorney trust account for a streamlined, attorney-led closing without a separate title company when appropriate.
